Technology Properties is a real estate investment company operating in Turku Science Park, with the purpose of making working life better. The company provides businesses and organisations with spaces, services and expertise that enhance employee wellbeing and support the creation of innovations.

The company is owned by Hemsö TTP, the City of Turku, and Turku University of Applied Sciences. The total rentable area of properties owned by Technology Properties is approximately 188,000 m², with an average occupancy rate of 86.7% (2025).

The story of Technology Properties

Technology Properties was founded in 2010 out of the need to develop Turku Science Park. At the time, the attractiveness of office premises in the area had declined and rental levels had stagnated. Property ownership was fragmented across several parties competing for the same tenants, with little willingness to invest in long‑term development.

Sustainability

Sustainability guides all operations at Technology Properties. Environmental, social and economic perspectives – as well as the interests of owners and stakeholders – are taken into account in everything the company does, whether related to construction, people’s wellbeing or long‑term planning.

Sustainability performance is closely monitored through a range of metrics, which show that Technology Properties has succeeded exceptionally well in this area. This is supported by strong investments in employee wellbeing, new buildings constructed according to internationally recognised environmental certifications, and community activities such as guided exercise sessions and breakfast events organised for people working in the Science Park.

Owners and Board of Directors

The largest owner of Technology Properties is Hemsö, a real estate investment company specialising in social infrastructure properties, which owns 52.1% of the company. Other owners are the City of Turku and Turku University of Applied Sciences.

Key figures

Technology Properties has grown rapidly throughout its entire existence. The company’s revenue has increased from €11 million to €44 million, and the average rent per square metre has risen from €13.60 to €21.20. The most significant growth has been in the value of the property portfolio, which has increased from €125 million to €543 million as a result of construction projects and property acquisitions. The majority of Technology Properties’ customers (61%) are public sector organisations. This is reflected in the company’s relatively long lease maturity: in 2024, the average lease term was seven years.
